Staying Informed: Official Communication Channels
The Board of Directors encourages all residents to stay fully informed by attending our monthly
HOA Meetings and reading the Monthly Newsletter, along with all communications from Felner
Management. These are the official and complete sources of information for The Mews and
Ridge at Rivington.
In accordance with our operating policy, the HOA does not communicate through social media.
Posts on social platforms may be incomplete, inaccurate, or unverified. Relying on unofficial
sources can lead to misunderstandings. To ensure you have the full and accurate picture,
please continue to follow our official communications.
Please allow contractors full access to all areas so they can complete their tasks efficiently and safely.
Do not engage with the contractors directly or interfere with their work. The contractors have been directed to stop work if they are engaged by residents.

Contractors will be onsite and working on Saturdays in an effort to complete all of work included in the Transition Settlement agreement with Toll Brothers.
The Transition work is managed by Toll Brothers and their sub-contractors. With the extensive scope of work, it is difficult to commit to specific start and end dates for each project as there are several factors that impact the timing. We will do our best to provide updates as each project evolves. At times we receive last-minute updates from Toll Brothers and decisions need to be made quickly to keep the projects moving. In these case updates are not communicated.
Winding Ridge Way Slope Remediation
Work started on May 15th and is expected to be completed in 60 days, weather dependent
Rain impacts the ability to perform work and can do so for several days after rain ends. The geotechnical engineer tests the moisture content of the soil daily and if the moisture level exceeds the allowable standard for proper soil compaction, then work will be paused.
Mews 2nd and 3rd floor suspended balcony repairs
Work started on May 21st on all buildings and is expected to be completed in 60 days
Refer to the communication sent on April 24th for detail on the scope of work
The underside of the balconies were opened to inspect for damage to the decking and for the deck membrane surface manufacturer to approve the remediation plan. The inspections were completed on May 28th
Mews 1st and 2nd floor ground level balcony repairs
Work will begin on/or about May 26th and is expected to be completed in 60 days
Community-wide retaining wall capstone and aluminum fence post repairs
Work will begin on May 26th and is expected to be completed in 30 days
Sidewalks
Work will begin on May 26th and is expected to be completed in 30 days
Asphalt work at the Mews trash and recycle corals, four driveways and one parking space at
building 1000
The start date is pending final confirmation
Work is expected to be completed by the end of June
The Trash and Recycle containers will be moved to unassigned parking spaces adjacent to the corals
Ridge townhome roofing and ridge vents
Work will begin on/or about May 26th and is expected to be completed in 60 days
Mews Carpet Replacement – Buildings 400, 600 and 900
Work is scheduled to begin on June 1st but may be delayed one or two days. The contractor advised yesterday they are completing another job that may run over.
